We are in the Montgomery Run area off of Snowden Pkwy. Stay away. I hate our condo assoc (Tidewater) with the strength of a thousand suns. Mostly awful management and radio silence/complete incompetence when trying to resolve any issues. It typically takes months to get any actionable follow up for anything. I am so salty about their $300+ monthly fee.

I mean, they mow the grassy areas once every couple weeks in the summer. Guess they're doing their job. /sarcasm

I know Tidewater manages a few complexes, not sure which ones.

Wow, I live in the same area and have never really experienced any of this. I feel like they take good care of the grounds in terms of mowing and snow removal. Just curious, what kind of problems have you experienced if you don't mind sharing?

Sure. We had an issue with water leaking from internal pipes and damage it was causing over time. To be honest, I don't know the specifics of what was happening because my husband dealt with it. But it was eventually determined that the condo assoc was responsible for replacing them and repairs to a couple units, including ours.

We tried to stay in regular contact with them over how to proceed with everything, like scheduling the repairs when we would be home, etc. They made it so difficult. We would send multiple emails/multiple voicemails and get nothing but radio silence for weeks. We actually ended up having a very handy contractor friend look at it and we paid for the repairs out of pocket. The damage was getting worse over the time that we spent trying to reach them.

We actually had to go on the overall company's website and call a manager from a completely different area just to get a response. After that we received a check for half of our out of pocket expenses. We haven't bothered to hound them for the other half since then, even through it was promised, because it doesn't feel worth the effort.

Since then I do know that the manager of our neighborhood has been replaced, but I haven't kept up with anything. I'm too salty.

This was all a few years ago, so the grounds may be better cared for now. I honestly haven't paid attention because of difficult jobs/personal issues.

Sorry to hear that for you. The only real issue I've had in my building over the past 15 years was when a Comcast service tech broke a pipe in the attic that flooded the entire building aside from my unit. That was taken care of very quickly, but I guess that's because it was on Comcast's dime.

Hopefully you don't experience any more issues!

Metropolitan in town center is great, but expensive. High rent means most residents are very nice and friendly.

Tamar Meadows off Tamar met the criteria 6 years ago and folks I know that live there now have no complaints but it's a large complex so for noise ymmv and you'll have zero control/recourse.

I live in Merriweather. Clean, nice, everything is new. Colorburst park is fun. Something like 9 new restaurants opening in the next 6ish months.

There is a lot of construction, but only during work hours.

What about ambient noise from the Pavillion during concert season?

During the Jimmy Buffet concert, you could smell a certain aroma...

But seriously, It is not bad, and concerts are over by 10 or so.

Harpers Forest Apartment is probably the most 3/5 apartment complex I’ve lived in.

Management isn’t too bothersome, but also doesn’t really do much. They will send you a notice to evict if your even a day late on rent though. Maintenance is subpar and will has not handled requests very well, but I haven’t had an actual emergency yet either.

My main complaint would definitely be lack of sound isolation. I can hear people outside with my windows closed and the footsteps of neighbors above me with zero issue.

This is more an anti-recommendation, but I lived at both Columbia Choice and Clary’s Crossing - avoid them. Maintenance and staff at both places were terrible.

ColChoice had glass everywhere and it took over a month for them to fix our washer/dryer, and when they finally did they never reinstalled the door for it and just left it in our dining area. ~$2200 ish for a 3 bed 2 bath

Clary’s the maintenance just stopped showing up for us after the first year. The leasing office tried to slip an extra rent increase by us when they didn’t countersign our 6-month renewal in time. Luckily my roommate had screenshots of the original. Also in a year and a half I saw multiple police raids in the complex. ~$1600-1800 for 2 bed 2 bath I can’t remember
