I'll be the first to admit I know nothing about painting.
General observations: The white paint is noticeably "rougher" to paint on or wipe down, making me think it might be the same flat paint they used on the ceiling, which probably doesn't change anything.
I have applied two coats on separate areas to see if that would change anything, but it made little-to-no change.
The paint is Behr Dolphin Fin (790C-3) with primer.

Is that a corner? The same paint can look different on perpendicular walls, depending on light and shadows. I bet it will look fine when finished. That grey is much nicer than that brown IMO
