3151 Market and 3025 jfk are under construction now. 3001 jfk(red building) would be next. 3101 Market would be the super tall but who knows if that will actually happen

None of those commercial buildings will move forward without corporate tenant pre-leases. Given that the office market is not doing well, I doubt we will see any of those super tall commercial buildings anytime soon.

Correct. Work from home is going to limit any future high rise construction that isn’t residential.

Got to be honest, at this point most of them would be mixed use of residential anyway. The super talk is very easily happen. It just needs a mixture of lab space, residential hotel space and the like. Probably what most hours will be residential hotel and or lab /life sciences space

There is a glut of residential supply coming to Philly over the next 36 months, and weak economic / job growth projections. I appreciate your optimism but a supertall isn’t happening.

Not yet anyways in 5 years or so I could see one. But I think the tallest we're seeing is maybe another 700ft tower but that would be mixed use or fully residential. But I have no problem with that

700 feet would be 50 stories+
The last two towers to meet that were the Laurel (which was planned in 2014 and still not complete) and Comcast 2 (which was an a rated credit tenant - Comcast - signing a long term lease for most of the building).
Sorry but, we are 20+ years away from another supertall.

I'm not disagreeing but remember a 650ft luxury apartment tower is proposed for Rittenhouse square right behind the laurel, and another 500ft tower is proposed next door to that one, plus 542ft tower at broad on Lombard, I'd say a supertall is a ways off but 700 or 800ft isn't to far away

I like the idea of a walking bridge across the river you think that would be a simple priority and safety measure that builds foot traffic in the area

This is a conceptual proposal by Brandywine Reality Trust. The location, size, and design of each building is subject to change, but generally should follow what you see. Some of the buildings are already being built. Over a decade ago, Brandywine made a similar proposal in West Philly for three skyscrapers. It took about a decade for all three to come to fruition, but they are Circa Centre, FMC, and Evo. If you look at the original proposal, the height and general design for all three is not much different than what was built. This website has all the proposed/being built highrises in Philadelphia with news, and picture updates, including the proposal and individual buildings from the project you are talking about.

This is a "conceptual" rendering by an artist, I don't think these buildings were actually planned. I don't see ones currently under construction on the website.
Also like others said there's about zero chance of a super tall after the pandemic, no one needs that much office space and philly rents are too low for residential.

Yes and no, the cap over the railyards was always a ways away. If I recall correctly, the cap wasn't even supposed to start construction until around 2030, Amtrak is waiting until school yards finishes or mostly finishes to start. They might build some stuff closer to the station. Maybe stuff that requires like a small cap but they can't see them doing anything yet

Spot development in this area, yes.
It's unfortunate I liked the crystalline like buildings as a contrast to center city's more conventional modern style towers.

Keep in mind this is a vision not a fully planned project. Economic conditions will determine the timeline and what it ultimately looks like. But it will take a long time to come to fruition.
