So, due to water damage out entire floor is being replaced and the concrete subfloor being sealed. To ensure the best repair, it looks like our kitchen needs to be taken out to seal under the cabinets, etc
We've always talked about re-arranging the layout of the kitchen. This involves adding an island and moving the sink/dishwasher/disposal to that island, so the plumbing will need to move.
Any reccs on contractors? Experiences?

are you planning to replace cabinets or thinking of moving them? No one is going to be very interested in the latter as preserving them is a nightmare.
We're hoping to replace them altogether. However, it's all going to depend on the quotes. This is complicated because we have an HOA that is responsible for some aspects of this situation and getting them to cooperate is.... Difficult.
this would be a good thing to mention to contractors after they are interested, since interesting HOAs would make many run screaming.
FWIW I think there will be a slowdown in a year or so, and more availability. Currently it's a pain
You'll find most serious people will charge you less for new cabinetry. Why? Because removing and storing the old ones without having to refinish them is a nightmare. Plus fitting them into the new design.
What's your ballpark budget?
Yea, we're not trying to salvage the current cabinetry for exactly the reasons you mention.
We would like to stay as far under 10k as possible. Demolition should be covered by HOA, and depending on how legal process goes they might even be responsible for the cabinetry.

moving plumbing will be around 3k for you as described, at least. By itself. You can't move plumbing on that budget.
You can't possibly know that without seeing the exact situation.
Thanks anyway. I used to do plumbing, I'll just do it myself if it's that bad. The plumbing isn't even the main reason I want a contractor.

Not personally. I know they've done both bathroom and kitchen renos. If they're not able to do it themself, I'm sure they could point you in the right direction.

You're going to be better off going to Lowe's or Home Depot than dealing with any of the bigger local cabinet companies. The local companies all make the bulk of their money on tract homes and most don't want to work with retail customers.
I talked to Paul from New Earth this morning and he seemed to know that what was up. He was familiar with the issues of this building.

Yeah I'm not really recommending either, but both carry the same cabinet lines as the bigger local cabinet companies. Only difference is its cheaper and easier to hold the big box stores accountable and a lot of times it's going to be contracted out to the same shitty installers.
I would disagree with much of that. I don't know anyone good who uses those lines, though I'm sure someone does. But more importantly there are lots of good installers out there and that really matters. Lowes and Home Depot have none of them - that's where people with no business go to get sold leads. And anyone with no business now sucks
Carpenter for 15 years and ops manager for a cabinet company for the last 6 where I oversaw anywhere from 1000-1500 installs a year. Lowes and HD both sell the exact same name brand lines as every big local cabinet company in the area with the only difference being the local places get a couple extra finish options and door styles.
Never said there aren't good installers. I'm saying the local cabinet companies don't use any of the good ones. To get a decent install you'd have to find a decent designer, installer, and play GC yourself because you're not going to get that as a package for a single remodel.
I've been a GC for 25 years or so fwiw... and know of lots and lots of local guys, high end, and other non Kraftmaid.
