Doesn't matter whether you are pro-Armenia or pro-Azerbaijan, i think the situation is clear. Any treaty with Russia is worthless.

Russia is distracted in Ukraine, furthermore prior to start of Ukraine war Russia/Putin’s main interest was in keeping the status quo, not bringing about any peace.
