If you have attic access, which you likely do. You can put in new insulation yourself.

Buy R-30 or better and get the “unfaced” stuff, that will let you place it right over top of whatever is already there

Buy some good masks too, you don’t want to breathe in all that dirt

Your right in not trusting whoever did the roof to come back and make repairs.

You'll have as much luck getting the previous owners to pay for repairs as you will for getting blood out of a stone. Its on you to do your due diligence, thats why home inspections are such an important part of the home buying process. FWW, you did not have you use the previous inspection. The seller called you out of some bit of desperation, after a seller backed out. You didnt realize it, but you had the upper hand in that negotiation, especially considering the previous buyer backed out over repairs.

The only way you can go after the seller, is if they knowingly hid something from you.

I second this, we definitely do not have an intense winter. We maybe get a dozen days off snow accumulation a year, and it’s probably 3” or less most of the time.

Every 10-15 years we tend to get a big snowfall

I’m aware of those studies. Guess what there is no existing passenger rail for it to connect to. So that’s not realistic.

Regardless you’re making bad faith statements. Your comments indicate that the Brilliant line is an actively used freight rail line, and Riverlife somehow how forced a sale. The result is that rail traffic (which doesn’t exist) is moved to trucks. Like I said this hasn’t been used since 2015.
