The proximity to NYC keeps housing values elevated up there. I know a few people who live in NEPA and work in NYC. Their jobs provide them with hotels or apartments during the week.

I'm talking Bradford County because I have specific experience with it. It isn't very close to NYC.

Tioga and Bradford are 4+ hours from NYC. It's 4+ hours from any major city I think.
It's rich city people moving out of the cities in their retirements that drove prices up like crazy after they had been driven up by the natural gas industry.
