I know itā€™s not an uncommon situation, and Iā€™ve sympathized by those displaced by greedy developers. Now Iā€™m one of them. My neighbors and I are being strong armed into vacating asap (I know we get 60 days). We will be voicing our concerns and verifying our rights, but I was wondering if anyone has been able to push back against such a company with any success. We are mostly month-to-month and were told our lease expires Jan 31 AND were informed that we can no longer use the buildingā€™s parking lot with the threat of towing.

Edit: Weā€™re not trying to stop the development company, just trying to resist the pressure to vacate in less than 30 days.

Check and make sure they have the proper and up to date rental licensing and permits. If not legally you donā€™t have to pay rent and they arenā€™t legally allowed to receive rent payments. They will also be fined and written a citation.

Hey, I know someone else in your building dealing with this! What does your lease say? Some leases have a clause that says something like "in the event the building is sold to a new owner this lease is invalid". If there ISNT a clause that SPECIFICALLY says the lease terminates when the building is sold, the new owner is legally obligated to finish out your current lease - meaning that the eviction would be unlawful. Additionally, removing access to a parking lot provided by your lease would be illegal. I'm not a lawyer but you can post to r/legaladvice for more specific help. Baltimore has a couple tenants rights groups you can find by Google ng. But the most important thing is to READ YOUR LEASE and see what it says.

Whoops I just noticed you said your lease is month-to-month. If that's the case, 60 days is more notice they owe you, they're simply choosing not to renew your lease and there's probably nothing you can do. That's literally the nature of a month-to-month lease.

We all realize that getting pushed out is inevitable, and want to ensure fair treatment. Iā€™m not surprised by the chain of events, but their tone throughout communication has been disrespectful.

I donā€™t understand, you signed up for a lease that is only valid for 30 days, but now youā€™re mad that the lease is going up at the end of the 30 days and you canā€™t stay longer?

Iā€™m not sure I grasp what the ā€œgreedyā€ company has done wrong. They gave you until the end of your lease to leave, that isnā€™t ā€œstrong-armingā€ you, thatā€™s typically how leases work - youā€™re free to leave and the owner is free to have their space back. So Iā€™m not sure what legal action could be taken against the developer, given you signed a contact that was specifically not for longer than 30 days.

We did not sign a monthly lease. We became so after making our home here for an average of ~12 years. I understand where we stand, but that doesnā€™t mean that a company can come in and ignore laws (which we have evidence of). This is gentrification, and we realize this isnā€™t a unique situation. But it stings a bit to be a part of a community that defines its character, and then to be priced out. All for the profits of a developer that will contain to whitewash every trendy neighborhood.
