In projects, you can have two of the three: cheap, quick, or high-quality. Any two but not all three. I fear in Massachusetts you can have two of safe, cheap, and fun, but not all three. I wish it weren’t the case.

i'd say safety is my first priority and budget is 1M or under. mayyybe 1.1/1.2M.
