Somewhere near Princeton might be your best bet. You're going to get college kids there, but I wouldn't say it's overrun. Any direction ten minutes outside of downtown should be affordable, and close to Princeton Junction train station. It's a 45-50 commute from there to the Bustleton part of Philly.

If you need to get closer than that, some of the areas on the outskirts of Trenton may be better.
