Are you on River north of admiral? South of admiral is a really fine area.

I only drive through the part of river ave north of admiral. I don't think you'll have any problems if you do walk around. It is dumpy up there though. Go to PC and walk the track.

Dude if that is the case cut tie and find a new place to live. Just separate yourself from someone like that. It sucks that some shifty LL get away with doing this, but actually holding them accountable is a headache because you have to bring them to court if they refuse to pay.

I would have a calm conversation with your landlord about your plan to pursue option 1 or 3. Hopefully that will light a fire under their ass. If you need to actually pursue one of those options, be prepared to take them to court to actually get the costs back. I would think it would be a slam dunk as long as you keep records of costs and the fact that the heat is still out. But really read the specific law and understand what it says.

Be the adult, your landlord may get irrationally mad but legally cannot retaliate if you are doing something within the law. They might also not renew your lease when it expires.

Google the rhode island landlord tenant handbook and give it a read to learn your rights. I'm a LL and yours sounds like a deadbeat. I use the handbook for basic guidance on what can and can't legally be done.

If you are in Providence, any decent digital antenna should work. Put your info into rabbitears.info to get a map of what direction to point it, and try and put it in your attic or roof. The Channel 10 broadcast antenna is close enough that you should pick it up without pointing towards it. And a wide recieve antenna should pick up all the Boston stations - you don't need a yagi style.

I have a cheap antenna in my attic and pick up everything. On my mother's house in Bristol I used a yagi to guarantee reception of Boston stations and because the channel 10 broadcast antenna was within the 30 degree reception cone of the yagi antenna along with the Boston stations.

Those window mount flat ones are asking for disappointment if you want to pick up channel 5.

In past years I have only had to pay for my state returns on freetaxusa, and even then I use a 10 or 20 percent off coupon which brings it below 30 bucks for a MA/RI return. I will have to confirm that is the case. Does tax slayer do free everything for all AGIs?

Edit: confirmed free federal for everyone, 15 bucks per state when over thresholds mentioned above.

Seriously get a Toyota or Honda. I have had nothing but Toyotas my driving life and have never seen an issue. Look at the maintenance schedule on a prius or a new rav. Nothing but oil changes and tire rotations until close to 100k where they recommend plugs and wires. They are extremely dependable cars as long as you do regular maintenance. And not flashy :D

Yes absolutely we bought our place knowing it was uninsulated and learned that you can get this audit down and get blown in insulation subsidized heavily by the gov. It took months from signing up to the actual audit so sign up asap and wait your turn to come up.

The guy told us also that we are allowed a certain dollar a k out each year so we could have gotten it done again the next year and get additional work done subsidized but we just opted to do it all at once.

This reads like you are trying to publicly shame the senator into backing down.

You should be settling this in court.

If he legally does own that section and you can no longer build your addition I feel for you man, but tough luck and take it up with your title insurance company.

If he hasn't been paying taxes in the land (or maintaining it for 40 years as others have brought up or whatever I'm not a lawyer) like you claim this should be an open and shut case and you can proceed building your house and then it sucks that you have a shitty neighbor.
