I would recommend the Melrose/Girard estates or passyunk areas. Very deep in south Philly and old school but still nice and clean and safe feeling. Lots of families and dogs. We have a couple (M/M) across the street that moved from Asbury park and like it here. Not close to the trail but running at FDR/ the navy yard is a possibility. You would definitely be able to get a house for under 425k. I bought a 3 bed 1 bath rowhome in 2021 in Melrose for 260k. Good luck!

Just my opinion but I live in deep south Philly near Oregon and west of broad and I recommend it. I believe the patco stations are between 15th and 8th on market so if you are looking over in mantua it wouldn't be much farther to commute from down here. It also has the benefit of being very close to the bridge to get to South Jersey if you have a car. South west isn't as trendy as passyunk but is quiet and family friendly. And everyone has a dog lol. Good luck!

It's a bar but 1 Tippling place is very homey. They have couches and it feels like you are in a grandmother's living room in a good way. Also drinks are good.
