AirBnB is the problem. Too many homes are rented two weekends per month to party groups instead of being available for residents. All home rentals should be monthly. Daily and weekly rentals should be illegal or taxed so high that they are discouraged.

I live on a well maintained dirt road and have had a honda odyssey for 3 years, so far no problems during mud season. Your results may vary, but so far it's been fine.

another advantage of Bratt is that it's close to great parts of Mass, which have wonderful restaurants, good stores, etc.

Simple rule, all rentals for vacant houses must be month to month only. No daily rentals for vacant houses. All of a sudden thousands of houses come online.

sure, that's fine. But any house that could be a house for a resident of vermont should not be rented two weekends per month to people from Mass for parties and vacant the rest of the month.

Even better idea, there should be no AirBnB for less than a month on any vacant property where the renter doesn't also live (you can rent a room or a guest house if you reside on the property) otherwise all houses must be rented on a month to month basis. Sanibel Island does this, it's a very smart way to ensure residential properties are used by residents and that traditional hospitality businesses can do the businesses.
