If you take the Amtrak it can be around 45mins bc it only stops back bay and south station. If the train is mostly empty/you buy way in advance it can be only $8 too which is cheaper than the T.

The primary reason is the southeast quadrant of NH is pretty much part of the Boston metro area. Outside of that region, population density between VT and NH is pretty similar.

Moved to Federal Hill recently and have really liked it, very walkable and lots of good food, coffee shops etc. Also only 15-20min walk to downtown.
I will say Fox Point also has many of those same qualities in my experience (walkable, close to downtown, good food).
