You dont think it'd kill us to have like a peir or center of activity right? Like a times square? Closest we have is four corners, which looks more dead than Uncle Ben, not to mention the lack of subway transportation to get around besides the one subway line in the Northward and other subway syetem in downtown.

The waterfront is cutoff by highways (21) or major roads (raymond) with heavy truck traffic. I don't see this city becoming pedestrian friendly in my lifetime.
Shaq 2 was built practically right up to the road with no setback. Don't get me wrong, I'm thrilled it's happening, but Newark and NJ in general prioritizes car traffic over everything else.
Either way, we are very far from the required density for the city to feel alive.

Eh we’re at 13k/sq mile last I checked that’s plenty more than other cities that feel “alive” like Philly, Chicago, etc

Average population density is not a good measure. You need to look at it by zip code really. Downtown Newark is ~11k. Downtown Jersey City is almost 21k (twice as much). Philadelphia city center is ~30k.
For reference, the UES has zip codes of 100k+ people.

Isn’t ironbound like 20k/sq mile?
AsSubtleAsABrick t1_iw9ohta wrote
It would have to get more local there as there is obviously a lot of non-residential/industrial land in the ironbound that will bring the measure down.
Downtown Newark doesn't have that excuse though, it's just parking lots.

Facts we definitely need something like a Times Square or something, like Bloomfield and broad street would be a great place to have it or that we make broad and market street something similar. Definitely need more transportation

Skyline needs a major expansion and the we need a proper waterfront.
