The waterfront is cutoff by highways (21) or major roads (raymond) with heavy truck traffic. I don't see this city becoming pedestrian friendly in my lifetime.

Shaq 2 was built practically right up to the road with no setback. Don't get me wrong, I'm thrilled it's happening, but Newark and NJ in general prioritizes car traffic over everything else.

Either way, we are very far from the required density for the city to feel alive.

Eh we’re at 13k/sq mile last I checked that’s plenty more than other cities that feel “alive” like Philly, Chicago, etc

Average population density is not a good measure. You need to look at it by zip code really. Downtown Newark is ~11k. Downtown Jersey City is almost 21k (twice as much). Philadelphia city center is ~30k.

For reference, the UES has zip codes of 100k+ people.

It would have to get more local there as there is obviously a lot of non-residential/industrial land in the ironbound that will bring the measure down.

Downtown Newark doesn't have that excuse though, it's just parking lots.

2
