Why listing price and not actual sale price? Here in SF I see homes selling for 200k over list, or homes with an inflated listing price that never sell. Why would you want that in your data set?

My previous post used the Median Sales Price of Existing Single-Family Homes (2022 Q4) from the National Association of Realtors, but that data set only contained data on ~180 Metropolitan Statistical Areas.

The Median Home Listing Price data set from St. Louis Fed listed more than twice as many MSAs, so I used that.

if you can find actual home sales price data for more of the MSAs (390+), please let me know!

10 states are non-disclosure states. Sale price is not publicly available info for those states. If doing an analysis across all 50 states, list price is unfortunately the best common metric .
