It would be really interesting to see the median costs standardized based on property size - as I'm noticing a few instances where a location's median cost is inflated by the fact that the typical home is much larger than in other areas.

For instance, going off median home cost alone, you might assume that the relative cost of living in New York City ($680k) is about 2.26x that of Lubbock, TX ($300k). But when you factor in property size, a home in NYC sells for $640/ft²... which is 4.71x that of Lubbock at only $136/ft². And that's not even factoring in acreage lol. But that data might be hard to find at this level.

It's a little deceptive here- property taxes (and state income taxes) are a direct driver of home affordability. Illinois for example has some of the highest property taxes in the country, so the housing prices are lower since they're less affordable.

As far as I can tell most localities basically leave money on the table with high tax rates. Raising property taxes decreases the price of the homes, which in turn results in a damper on revenue. You likely get a small bump in revenue with a rate increase in the short run followed by a decrease in the long run as the home prices stagnate.

While true, housing costs in IL are still massively cheaper than the coasts even when factoring that in. Chicago is a huge bargain, and even with taxes is nowhere near PNW, CA, NY, or even Florida prices while still offering high incomes. Hell, there are podunk Midwestern college towns with housing costs that aren't all that different than Chicago

Agreed but the catch is the return on investment is much lower. If your property value means nothing to you then affordability is everything, but would you rather be paying 1k in mortgage plus 800 in local taxes, or 1.3k in mortgage plus 500 in local taxes?

True, but I'm willing to bet the overall cost of home ownership in Missoula is still at the high end for the country. Really, that's the statistic that should be measured: overall cost of home ownership annually / median household income.

That would include taxes, insurance, and repairs/maintenance.

The first two aren't exactly expensive towns, but they are minor tourist and vacation spots.

Tacoma though... Nobody wants to live in Tacoma.

Yeah, Kent, Bellevue, and Seattle are three entirely distinct cities.

Seattle is relatively normal, Bellevue is almost entirely inhabited by millionaires and wealthy Chinese exchange students, and Kent is where you live if Tapout tshirts and monster energy drinks are a daily part of your life.

Lived in Idaho for nowhere near long enough, and can confirm that CDA and Sandpoint are expensiveAF: as in, private jets at the airports on a daily basis (some with fin numbers you can trace to holding companies and shell companies associated with some very high-net worth individuals) and multimillion-dollar homes on the lakes. Even saw whatever the four-wheel drive that Ferrari make (not the SUV) with a plate prefix of ‘7B,’ which means it was local. Porsches on parade, quite a few seaplanes, and the summer festival of Car d’Alene is not to be missed. And apparently the skiing up there is spectacular, but since I don’t know how to ski I can’t comment on that.

Big problem with the place is that employers will use Spokane as the basis for salary, which is a complete slap in the face when you work in a high-knowledge industry (engineering) and you’re offered a completely lowball salary ($70k vs the $130k I was making in Mooresville, NC for virtually identical work). Nearby places like Hayden and Athol (which I always pronounced as ‘asshole’ with a lisp 🤣) are more affordable. Basically if you plan on buying a decent house in CDA, Dalton Gardens, Sandpoint, or basically anywhere nearby you need to be married (or living in sin) and both you and the spouse need to be six-figure earners.

There are a few dumbfucks in the area whom I “lovingly” refer to as Y’all-Qaeda, mostly stupid rednecks who insist “dem mex’kins” are coming to take their jobs (that they’re not qualified for anyway) and to help the government steal their guns; I jokingly tell them that us brown people are only in the country to vote democrat and rape white girls, because ignorant morons are like nazis: no matter what you do to them, you never feel bad. Despite the reputation the area got from some idiots in the past, I’ll be honest and say I didn’t notice any kind of racism or similar bullshit there that was any better or worse than anywhere else I’ve lived — which is to say I experienced almost none of it, but I’m also a fairly big guy with a permanent scowl and a contempt for humanity that wafts from me like waves of acidic cologne (and also everyone thinks I’m Italian or Greek for some reason…), so your mileage may vary.

One somewhat annoying drawback is that Spokane is the closest ‘normal’ airport, so getting in or out of the place is a pain in the ass because you’re going to be routed through SEATAC or MSP for pretty much any destination. Not a huge deal but when I have to fly to PHL or JFK the extra connections are irritating. But whatever: I always say that if you’re important, other people should wait for you.

Anyway, thanks for reading my pointless rant that allowed me to reminisce about God’s country; 10/10 would absolutely slowly torture motherfuckers to death to be able to live there again.

Why listing price and not actual sale price? Here in SF I see homes selling for 200k over list, or homes with an inflated listing price that never sell. Why would you want that in your data set?

My previous post used the Median Sales Price of Existing Single-Family Homes (2022 Q4) from the National Association of Realtors, but that data set only contained data on ~180 Metropolitan Statistical Areas.

The Median Home Listing Price data set from St. Louis Fed listed more than twice as many MSAs, so I used that.

if you can find actual home sales price data for more of the MSAs (390+), please let me know!

10 states are non-disclosure states. Sale price is not publicly available info for those states. If doing an analysis across all 50 states, list price is unfortunately the best common metric .

You might have low income/low cost areas... low income/high cost areas... high income/high cost areas... or high income/low cost areas. It'd be interesting to see how they compare.

The use of metropolitan statistical area leads to some very strange results here.

For the area I'm familiar with here; Trenton-Princeton are two very different worlds. You can find homes, in relatively decent shape, for 100,000USD in Trenton. Why? Because there's a murder like every two weeks around the corner. Princeton, on the other hand, won't even get you a 1/10th acre plot with no house for 100,000USD. Hell, I'd be shocked if you could find the smallest plot in the whole town for under 200k. Average home price in Princeton is like 1.2 million USD. Average price in Trenton is 165k.
