So my partner forgot to pay their half of the rent (hey it happens) and we just got a letter that says "Notice to Quit for Nonpayment". We immediately paid the rent due. Are we in the clear? Keep in mind it's Friday night so can't call the office until Monday. Everything I've read seems to indicate we're in the clear, but wanted to ask here too.

The Notice to Quit is not the eviction order. That requires going to court first. You need to have a heart to heart on Monday with your landlord if you want to stay in that apartment.

Now, your roommate "forgot" to pay their rent long enough for the landlord to prepare a letter and mail or deliver it to you? No one forgets to keep a roof over their head. You might want to start hanging around with better people.

It's often the case that a landlord is just itching for any excuse to toss out a tenant so they can rent the apartment at a much higher rate, considering the current market.

Good luck!

It was my partner and there was a glitch when they went to pay rent. It was due on the 1st of the month. They never sent us any notification before this.

We live with a popular housing company. Please don't assume my partner is a deadbeat, thanks.

In that case, the landlord should have no problem throwing that notice out the window. Good luck.

I think any landlord in Mass needs 30 days notice before they can evict - if you have a lease and you paid, you should be good.

Still might be wise to send a "hey, we good?" text to your landlord, though.
