In my opinion all leasing companies are bad (for society) but some are at least slightly less shitty. I would recommend redefine property management from my personal experience. They leave you alone, allow some reasonable leeway with some rules, and respond to maintenance requests. That’s all I can really ask for in a leasing company.

I've had great luck with Grubb, which owns Link Apartments Manchester. Was really hoping to avoid a property management company when I moved to Richmond in 2019, but ended up here and they have been wonderful--they really care about the building.

Management companies are just a reflection of what state laws let them get away. Best case, they will do the bare minimum (but usually below that because enforcement is basically nonexistent)

find an independent landlord. They can be just as bad, but I can also be really good.

Gates Hudson. However I only know them from 1 property. Others May have other experiences on properties they manage.

My first apt but I’ve been here two years with main st realty. Newer apartments and hood amenities atleast with my apartment.

As someone’s whose rented forever here, I’ve had good experiences with Thalhimer, not cheap but at least responsive and up to date on fixing things in my experience. Avoid RVA group like the plague. Independent landlords the way to go though.
