For boiler I’m not sure. 1200-1800 all-in I’d guess but I am winging it. I’ve done a few water heaters but not a boiler in a long time.

Your boiler quote is outrageous. Get 3 quotes.

Gamarello Plumbing and Heating. If you have a 2 family I’d keep it on separate utilities - you can’t charge people for it if they don’t have their own. If your other is really old I’d replace as well. Amazed it lasted 30 years.

Ha. It doesn’t say that at all. You asked for advice based on parameters that requires one to read the entire post in order to know what you’re looking for.

That’s fine, others can do that. But you should know most people found this obnoxious. I’m sure you’re otherwise a fine person despite your propensity for paralysis by analysis and long winded posts.

Price difference but also big inventory difference. Cheaper apartments but way less of them. The difference isn’t dramatic in the list price, but the willingness to negotiate is much greater. Wait till 20th of the month when they’re getting scared it’ll sit empty for another month and low ball a few apartments 10%. Someone usually bites. This works way less with large mgmt controlled buildings though - they’ll often hold out.

Overall that’s probably right but Depends one what you’re looking for. I’ve never food shopped at Target but we bounce between BJs, ShopRite, 99 Ranch and Acme. Each has things they’re best at, some more than others. But paying a little more at Acme to avoid the circus is worth it to many.
