Was there any merit to the person that said they spoke to this guy and he was saying racist / bigoted things? There are people also claiming your father was threatening to shoot people? Is this just random people on Reddit telling lies?

We are literally in the exact same boat and I question the “changes” this is trying to put in place. It’s almost as if they’re specifically highlighting the changes that make people write this off.

I’m wondering if most of my concerns would be covered in the registry. I would gladly remove the application fee if it can be a one time upload I can see. For potential tenants. Like you said those checks aren’t free. This only helps big players because they probably pay a much lower rate to check with the volume they get.

For sealing eviction, I think it could be good to not have an eviction be a death sentence on ever renting a decent place for almost a decade. I know people go through some rough times. Maybe a 3-5 year “I paid rent correctly” removes the eviction from your record. It hurts us smaller guys cuz big time slumlords have lawyers that will just look up the court records to see if the potential tenant shows up in court. I can’t do that with every tenant.

That said a small landlord isn’t better or worse than the big ones it’s all dépendant on situation. I’m all for more laws that keep both parties in check.

I just wanna say that for a Rhode Islander, that doesn’t sound like a doable commute at all. I see the situation by you’re in with the other considerations though.

I’m in the elmhurst area, I’ll be honest it seems like the most ideal situation (unless you have money to make it on the east side, wayland square or Blackstone area). In elmhurst, you have smith street bus lines that go right to downtown but they don’t run very late. I normally take the bus and Uber back home late if I go out but Ubers aren’t as expensive as they are in Boston or other big cities.

Smith street is a really popular for running with the Lasalle, Providence college running groups. Providence is actually a great running / biking city once you have a good understanding of the land.

My brother had done with PVD to Boston commute and liked it a lot. The commute is a lot of hours, but at least you can sit and read or something instead of having to drive. If you can find a place in Elmhurst near Smith street there is a frequent bus that will take you right to the bus station.

I’d honestly look for something in Attleboro though. It probably would be much cheaper and you’d have a bit more room in terms of house / yard. It would also shave a bit off your commute each day.
