Rutts is king, then Hot Grill. If I want a pushcart style dog, Big Daddys in Little Falls.

I uwe SunCast steelcore shovels with the bent handles. Much easier on your back than a straight handle and I've had mine for like 10 years now and they are still basically like new.

I probably have a dozen bags, mostly canvas ones. I use most of them because half the time I go to the store the other half are still sitting at home because I forgot to put them back in my car.

I still have mine, I'm not mentally prepared for when it dies. I have zero issues with it since I bought it, despite thousands of hours of gaming.

You could look north of Wayne, it'll be a little cheaper. Bloomingdale, Riverdale, Butler, etc. Plenty of hiking and outdoor space in North Jersey, a significant portion of the northwest of the state is made up of state forests.

You're assuming the flood zone maps are up to date though, which they are not. Increased frequency of heavy rainfall added to continuous development leaving less open areas to absorb rainfall means flooding will only get worse and worse. There have been a number of significant flooding events in my town in recent years for houses that are not located within a flood zone.

That thermocouple quote is a red flag for sure. They are like $10 at any hardware store and take a few minutes to swap out. Not to mention a burnt thermocouple on it's own shouldn't cause any issues I'm aware of besides occasionally turning off the gas supply by accident and forcing you to relight the pilot.
