Cox North has some creepy ass spaces. You can check with them. Q-Enoteca on C Street has a pretty industrial vibe, in a very different way.

I’ve been out of town for a while, but that sketch area at Chestnut and Nation is undergoing reno by some church - they might be willing to let you show there before it’s done.

Do you rent or own? A landlord would very likely loan a vacuum if it will help with the property. If you own the home, asking a neighbor to borrow a shop vac is pretty common. (Just make sure you empty it before you return it.)
