TOTALLY. And, every time someone dares speak the obvious truth, they get disparaged and ridiculed. Not because we are stating facts based on logic and reason, but rather because people don't want to hear reality and much rather rail and whine and bitch about things.

First, it was the reval. SOOOOO many people were convinced it would never get completed because it would crush DTJC homeowners and that couldn't be allowed to happen. Because... reasons.

Then, it was the school cuts, long foretold and discussed ad nauseum, but people still refusing to believe the rate would go up much soon after the reval.

And now, the whole post COVID lockdown period of getting back to normal and suddenly having to face bills, appropriations, mismanagement, and expenditures that somehow went unchecked for a few years.

I have been saying it for years: we will hit at least a 2.2% rate in a handful years, definitely by 2025. People in denial keep trying to conjure reasons to argue against that, but the writing has been on the wall since the reval wrapped up back in 2018. And, that didn't even account for recent events, like the additional increases in the BOE budget, as well as the recently proposed municipal budget increases.

I am 100% right there with you. We were dismissed as “fulop haters” despite the fact I voted for him the first time. But you have these useful idiots like sound machine and others just vomiting spin on here. And the urban pacification graphics, ie murals keeping everyone distracted. You can’t help but enjoy the shrieking about things we knew would happen all along.

I got insulted by more than a handful of people in Nextdoor shortly after the reval for stating that people seeing an increase and whining about it were conveniently ignoring the fact they had been underpaying for years and benefitted from that in the form of increased property values. The best was the many people arguing and demanding that the reval be rolled back and phased in over a period of years to allow them to better adjust. They didn't like it when it was pointed out to them that doing so meant asking poorer residents to continue to subsidize them. The cognitive dissonance when it came to the reval, and realities it exposed, was nothing short of outstanding. Particularly considering the vast majority of those clamoring for the reval to be rolled back on Nextdoor would also self-identify as white liberals with a strong commitment to social justice and equality... until it hit their pockets.

My Q4 tax payment for 2022 is more than double what it was in Q4 2021. Absolutely ridiculous.

Not gonna happen anytime soon. It will be at least another 10 years, maybe 15.

Unfortunately most of JC property owners have been assessed roughly 32% more property tax as compared to last year

2021 - total tax rate = 1.6% (city rate 0.60% + school rate 0.60% + county rate 0.43%)

2022 - total tax rate jumped 32% = 2.11% (city rate 0.82% + school rate 0.86% + county rate 0.43%)

For 2022 the city tax rate went up ~37%, the school tax rate went up ~43%, county tax rate stayed the same.

They only assessed the higher rate in Q3 and Q4 that's why you're seeing the bigger property tax bill now.

Thanks for this! I actually backed out of my purchase of LUXURY real estate because of our conversation a year ago. Taxes would have gone up 9k/yr based on what I just looked up in cityofjerseycity for neighbors.

Dude, re-reading my post is eerie and sad. Eerie because I was right on the money as far as the tax prediction of reaching 2.1 (already there!) and I truly believe that 2.2+ is where we will be by 2025. Of course, I couldn't h ave predicted that the BOE would turn around and increase the budget on top of the state cuts. It was a crazy move, but maybe a calculated gamble. The sad part is that any logic and reason should yield the same take, and yet so many refuse to listen or believe.

My taxes when I bought house in 2015 $6900 - my taxes when I updated and sold house $12k - new owners taxes $18k.. feel bad for em. jc robbing everyone blind.
