This screams "we need a lawyer". Especially since the sales are so new and, I am certain, one of the reasons you all purchased is the low $500 a month property maintenance fee that the seller (now self appointed HOA property manager) told you about. The bait & switch stinks of fraud.

In the interim, if I were an owner I would call a meeting of the other two owners and make a collective agreement that the monthly condo fees will be paid after the group can vote in a new HOA manager (4 months from the last sale) so he can not enrich himself in the interim.

Ask him to describe the projects he loves best.

Do FB, google & Reddit searches to locate posts from people looking to have that type of work done. Make a list of the words they use to describe the work, the questions they ask in posts and Google search terms they use.

Create a FB page for his business and craft posts using the words/questions/search terms from your research including before/after images of the work - and his location. Bonus points for video clips.

If you see posts in local FB or next door groups have him answer questions or drop a link to his FB page.

Triple bonus points if you can build him a website and create posts using the same tactics.

^This. Stop & Shop did this for years (90's - 00's) in eastern & central Mass towns to secure their empire. Smaller supermarket chains would close and they would buy out the leases and/or purchase the buildings.

Seriously though - there are 2 types of people in the world

Type 1 finds a problem and offers solutions

Type 2 hears solutions and looks for problems (mostly so they can maintain their privileged position)

The former creates progress through innovation

The latter makes the community a little worse every day as small issues first become annoyances and then become huge expensive impediments to growth.

Continued Boston centric growth in Massachusetts is an impediment to future growth in Massachusetts.

Every Massachusetts taxpayer bore the cost of the depression of the central artery, the Ted Williams tunnel and the Seaport district's infrastructure. Projects that all benefited the Boston area - so much so that the average weekly wage in Suffolk & Middlesex counties is now over $2200 per week.

The average weekly wage in Bristol County (New Bedford area) and Hampden County (Springfield County) is about one-half Suffolk/Middlesex County's.

It's well past time the State start investing in other regions and spread Massachusetts' miracle growth and wealth to the citizens in those other regions.

It's not just fair, it's the smart thing to do.

Does the lease explain what the landlord's responsibility is to inspect the apartment for all insects before you move in?

Have you asked the leasing office if there had been an infestation of bedbugs in the building in the past and if so what type and schedule of remediation they do to make certain it doesn't happen again? Like do they have a monthly contract with a pest control company?

They either care (and are proactive) or they don't.

I'd be more concerned about their responses to those questions than the addendum to the lease.

The State Reps/Senators from New Bedford, Lowell, Worcester & Springfield areas need to all band together.

The chance that will happen is zero.

Our 1 party State politicians know if they buck the system, the system will kick them out, and politicians care more about their own paychecks/pensions than the people they serve.

35 minutes away from Mansfield you will find New Bedford/Fall River.

Similar to Chicopee in size/income where you can buy a 3 family for $400k, live in one of the units for free and be 1/2 mile from the warm water of Buzzards Bay.

You'll thank me in 20 years when you have $1M in equity.

Along with proof the last inspection was cancelled and ask for his help.

I feel this comment so hard right in the ❤️. My Dad was an electrical engineer. Our home was jury rigged to within an inch of its life.

When he passed my mother had a a new service installed and the entire house rewired b/c she couldn't maintain it.

Sell this property and use the funds to purchase 1 bedroom condos in separate locations in real community neighborhoods

This property is in the middle of a commercial zone. Those that need homes deserve a better connection to a real community.

Bingo. If Republicans really cared about curtailing illegal immigration, they would prosecute (incarceration and fines) those that profit from exploiting immigrants in the construction, agriculture, and restaurant industries. Their wealthy donors would then lobby Congress to pass new immigration laws while the voters concurrently complain about the sharp increase in cost/reduction in availability of services. But, if the GOP solve this problem how could they froth their supporters up?
