Sound proofing = dense mass materials and sealed gaps and edges. Sound treatment = soft materials applied to the surface. Foam acoustic treatment is not soundproofing.
Go and buy.a fire door and draft proofing strip.

It's selling well because the British live in some of the smallest houses in Europe. Developers cram as many houses onto a plot of land as possible.

Ah! The drip from your ceiling is never directly under the hole in your roof. Water tracks sideways. Rain gets in roof hole, water makes a pool and finds a weak spot in the ceiling yards away.
Check the flashing round the roof edge.

Use hardwood cocktail sticks or toothpicks to fill the hole. Cut off excess sticking out. Use crayon or Sharpie to colour the dot of wood.
