Will prices drop, maybe but for now the market will be much of the same. There was some fact that >80% of homeowners have a rate under 4%. Many of those people are now “stuck” in their homes because it would cost so much more to leave.

My advice, find a town you like and try to get into the local facebook boards. Post what you’re looking for home wise and see if someone is willingly to make an off market sale. Saves them a ton of cash too

I had to mail my application in since I didnt have a pin. I included the filled out form + a copy of the deed to my old house to prove I was the owner. Im in "application received" and I assume it will be in that state for awhile

Check out fair lawn. 600k won’t get you a mcmansion there but should you get a decent starter home and the schools are very good with a diverse population. Best, the radburn train runs express in the morning and will put you into penn within 45-50 minutes. Worst part is the transfer in Secaucus

We skipped our honeymoon and took our wedding money for a down payment in 2015 on a nice cape cod in fair lawn for 400. We sold in spring 2021 and found a FSBO in a town we loved very under valued (100k under). We really lucked out and we know it.

I don’t know where in NJ you are but the poconos (camel back, blue mountain, Jack Frost) and catskill skiing (Windham, Belleayre, hunter) are all decent mountains that will have learn to ski hills. Other states like VT & NH have some good stuff too.

Just be forewarned, skiing / snowboarding is not an easy sport. It’s incredibly dangerous if you don’t take proper precautions. Always wear a helmet and listen to instructors on how to fall. Also, it’s gotten very expensive. Always rent gear from a local NJ place and bring to the mountain. Once your there, lift ticket and ski lessons will be 200 - 300 so be prepared for the cost.

That’s really annoying. I unfortunately was laid off a few weeks ago and put in my unemployment claim the same as my termination. I got my first check direct deposited last week. The process is not well documented, I’ll give you that
