Part of the rules of thumb in car affordability is “future proofing” your car purchase.
Can you afford market rate rent with that $400/mo car payment? If for some reason mum can no longer provide a well under market roof?

I’m assuming you did it in a therapeutic setting with a sauna handy. Not the ocean. At night.

Cold plunging? As in jumping into 20 degree water regularly on purpose?

Man, Patterson must have fallen off a cliff.
Coben’s Myron series are very superficial easy reads. Fun, but very little depth to them.

A painter for the inside parts of your house? For only one room?
Are you elderly or handicapped?

Yeah the magic was good, but Man Brent is a bit of a clunky writer. LIghtbringer is better than assassins, and it wasn’t enough to stop me reading them all. But he’s a bit clunky.

Assassins apprentice by Robin Hobb is the start of a 15 ish book series.
Fantasy, and emotionally draining at times. Good stories.

Seriously. OP makes $110k in Alabama with a $900 mortgage. Rent alone is gonna be $2500. Move in ready house 600-800k+ and still be a downgrade.
OP should be looking at $200+ for equal (but better schools)

Take out the $5-6m in land, divide by 2.5. $3.5-4m in discretionary during a good year? If they’re valuing reasonably?

Regional sports is your fees for RSN’s like NESN and nbc sports Boston.
Espin always adds 10-15.

Frankly, it just works best as a book. You can’t really find a 6 year old to play bean in a film.
Most elementary school (age) based movies would be the same.
