Bad landlords are bad businessmen. These older units are rented at below market rate and are occupied by lower income families. To fetch the highest ROIs each unit should be modernized with granite countertops, satin paints, brazilian hardwood, and stainless steel appliances. This will take a couple months of construction but at the end of the day the lower income families will be replaced by young progressive professionals which leads to higher property taxes and more funding for homeless services.

Hear me out, say NO to new housing. Springfield, Brockton, and Lawrence, MA has zero new developments outside of affordable housing projects and their rents are the cheapest in the state. Meanwhile Boston has been cranking out thousands of luxury units every single year and their rents have been increasing nearly 10% YOY.

I've seen this play out over the last decade in the neighborhoods west of Dexter Park but with a happy ending. The south asian households tended to take pride in their surroundings which made progressive upper middle class white people feel safe enough to become their neighbors. Once a demographic tipping point was reached the south asian households started getting above market offers for their homes which they couldn't resist. Smith Hill largely went in the opposite direction with the Providence Housing Authority buying up homes for pennies on the dollar during the last recession and landlords renting to section 8 criminals instead of market rate working people.

Show up in front of Home Depot at 5 AM. If you can speak english you will be 1st string. Don't blow your reputation by being lazy or you will have to move to another HD. Don't accept anything less than $200/day even when the illegal next to you will work @ $120.
