I bet they are - which is why it the median is only ~$9k.
A $725k home in NYC would probably be around $5k/yr for taxes, while a $725k home in much of Northern NJ would be closer to $15k-$20k.

From Grove down Jersey into LSP (you can slip in along the canal to run in the marina), down to the Hudson, around the train station and back via the path along Audrey Zapp, and up Jersey ave - is about a 30 min route (3.5 miles, give or take).

I like what they did in Berkeley, CA - a very similar situation (people cutting thru town to avoid freeway traffic) resulted in them putting up big planters at ends of streets, essentially creating dead-ends and snaked streets that deter people away from taking anything but the main drags. They also have a ton of speed bumps, but I don't know how feasible that is with snowplows here.

I'd add the Lidl in Bayonne, as well. Some solid deals there on quality food. They are hit and miss on the produce, and have their own brand for a lot of things with mixed results. I like to augment the trip to costco, as they are right next to each other.

He missed a pretty big hvac issue, and we ended up spending over $5k getting it resolved soon after we moved in. Found out he was also friends with the sellers agent - made us question how unbiased he was. Nice guy tho!

The symptom of a late budget, one that was well over the forecasted amount, an unaccountable mayor and city council, and a very poorly run city/tax department. Q3 was higher because of the school budget. Q4 was higher because of the bloated city budget - both brought our tax rate from 1.64% at the start of the year to 2.118% now - which is what you see your Q1 and Q2 taxes reflecting. Unfortunately, that will likely follow the same path this years did and we can expect to see that increase by end of 2023.

Yeah, I emailed the tax assessor. They replied saying there was a problem with some of the accounts that got a county board judgement (I got a reassessment this last year), and to check back in a couple days.

My property tax for a went from $3,775 in Q3 to $11,515 in Q4, then back to $4,633 in Q1. This better be a f*cking error.

Where did you live? I lived in Manhattan and The Bronx. The city management difference is shocking between the two. Jersey City more closely resembles what I experienced living in The Bronx.
