You apply once. The tax year after you owner occupied for a full year. Yep, pretty much a free $3k reduction in property tax. A million dollar condo only has about a $5k annual property tax
Cambridge actually spends a lot in services. For example $28k per year spent per student vs $20k per student in lexington. Cambridge has a huge commercial tax base

You do your thing! welcome to politely decline in this hypothetical. Repeated interaction in a common physical and social space is a great way to build social bonds. Friend networks are fantastic, but you have to start somewhere in the absence of that. What are your suggestions?

Something physical, group based, and preferably repeating. Rock climbing, yoga, circuit training, boston sports club (bssc). Extra good if you go with a female friend, though hard i know

They are trying to fund operations. Public radio is far from lucrative, as evidenced by that decade tenured host that left to join the circus. This is one of a long line of marketing efforts. Do you have any constructive ideas how WGBH can better raise money?

The economics of solar in MA in general are insanely good. 15-20% annual roi basically risk free. Pays back in 6-8 years. Sounds too good to be true but a combination of expensive electricity rates and huge solar incentives.
Leasing is much more expensive than buying though, so I recommend buying outright if at all possible

Shop around. Different insurers price risk differently. Some insurers screw up and way underprice.
I am extremely low risk. 30s, 250/500 personal injury/uninsured/underinsured, $250k physical property. $240 premium for a 6 month period. I have had other reputable insurers quote $900 for that same coverage
