Next time it’s loose and you have your dog, I wouldn’t try to hurt the other dog necessarily, but I’d rush it/ charge it in a way to where the owner wasn’t comfortable leaving it off the lease around me anymore.

I’d do this while not saying anything to the dog or the owner. The dog will run away, just trust me. Owner will probably yell and call him/her. And I’d carry on my walk with my dog without acknowledging the owner or what just happened.

Yea this is the exact scenario I’m thinking in my head. Young guys want to party and think she’s trying to get married, old guys want to settle down and not experience hangovers, and think she wants to party. Guys her own age are probably either in relationships or lack the same life experience because they’ve been focused on grad school or work.

I’d probably flat out put “young at heart and still ready to party” or “ready to avoid hangovers and find my partner” based on her goals. Atleast that would broaden her appeal to the target audience.

Objectively speaking, I could see 27 being a weird age for girls. You may be getting unjustly filtered out. 27 could be seen as too old for the college or just out of college crowd, but also seen as too young for the mid 30’s guy who’s never been married and finally ready to settle down.

Don’t internalize it, but number wise, who does 27 appeal to? It may have nothing to do with you but more to do with search filters.

Again, I’m just providing insight since you asked. I’m sure you’re a lovely person, and I remember how confusing OLD was (I met my wife there), and I know I would have appreciated honest answers.

What’s actually frustrating is I used to have to bust my ass and miss out on weekends with friends, all while smiling and being funny and attentive all night, to come home at 2am smelling like a toddlers hands, just to HOPEFULLY make somewhere close to 20%.

That’s the part that I can’t come to terms with. It’s not about the money it’s about the principle.

I have AirPod pros and AirPod max’s and I can’t hear shit with noise canceling on. There’s a Spanish speaking preacher with a microphone that comes here right outside my window, I just crush an energy drink and put on some Melbourne Bounce.

I let the preacher slide because he’s preaching to the homeless, it’s normally an hour or two, and it’s once a week.

There’s also a woman begger who yells “SIIIIIIR!! SIIIIRRRRRR! SIR!!!!!” To everyone walking by, literally at the top of her lungs. she’s probably the worst.

I don’t know how I’d feel about a random singer for six hours routinely though. That’s to the point where I’d explore grey area options.

Overcome the objections before they happen. Meaning write out how you’d explain it to them if you didn’t care how they reacted.

you know what they’ll say. so, play out the conversation in your head with their objections.

Example: “I work for the Universal Negro Improvement Association we are dedicated to racial pride, economic self-sufficiency, and the formation of an independent Black nation in Africa.”

Them: “lol racial pride. That would be racist if I did that as a white man.”

Them: “self sufficiency?! Yea ok. Why they always looking for handouts then? Lol”

Them: “independent black nation in afrika wtf? So you buy them plane tickets, I’ll donate? Why they wanna go there so bad anyways, place is a dump.”

Then you start over coming the objectives one by one in a way they’ll understand.

Then you add your answers and explanations into your description.

New Example: “I work for the Universal Negro Improvement Association. Our mission statement is ‘we are dedicated to racial pride, economic self-sufficiency, and the formation of an independent Black nation in Africa.’ But obviously that needs an explanation. Racial pride isn’t so much a black vs white thing, it’s an American thing, we’re a great country because we have a great history to be proud of, but black peoples history in America isn’t as thrilling, there were some dark times, and that’s tough to come to gripes with if you’re growing up black in America. It can feel like being an unwanted stranger in your own house, this causes something called black self hate, it’s kind of like depression, like aunt Mary Grace has, and you know how she makes bad decisions when she gets like that. So we feel learning the accomplishments of black history both in America and Africa is important, so that black people have something to be confident in and be proud of.

The second part about self reliance, and yes jimothy I know they love their handouts, and that’s part of the problem. It’s like how feeding an animal makes it not have the will or need to hunt, if you feed an animal it’s whole life then it won’t teach it’s kids how to hunt and provide for itself, now that animal is reliant on you for survival right? Right. That’s why it’s important for the black community to be able to support itself, important to be able to rely on themself, then they teach their kids that and it’s a cycle if improvement for black people and the nation as a whole. This feeds back into the racial pride part, now they have something to be proud of. We believe this is possible and we believe it is beneficial, but many black people cant see this as a possibility, that’s why we preach that their ability to provide for another race for hundreds of years is proof itself that it’s possible to provide for their own race.

Regarding going back to Africa, no, you can keep your delta miles if that’s what you were thinking! it’s not about plane tickets back home. An independent nation in Africa would be more of a fall back, a place of unity. Maybe some would go relocate, maybe some would visit, but all would be proud to have somewhere to call ‘their own’ in a time of hardship or crisis if that should ever occur. It’s about having options, having culture, and having brotherhood. Ideally all of us will achieve that here in America both black and white, but that’s proven to be harder than everyone expected, so it’s good to have a back up plan.

Anyways, that’s what I do.”

Do you see how the second example is much better for your crowd than what you’d say?

This. The best looking ones online had things I hated about it in person, too many people coming and going, didn’t feel secure, amenities didn’t seem to make sense schedule wise or set up wise, just a lot of little things that didn’t add up for the price.

AND the best value BY FAR, was a Craigslist ad with ZERO pictures, just a floor plan and price that sounded too good to be true and I thought there was a chance it was a scam but I’ve been in sales for two decades so it didn’t ‘worry’ me any more than a wasted trip. I which I tried to set up a tour like you’re saying, no one ever called me back, and I just showed up in person. Turns out the building just doesn’t have a lot of turn over because it’s too low priced, therefore the management company isn’t competitively compensated to actively focus on new move ins, and they said people end up showing up anyways so why bother 😂.

It was super weird to my wife but I get it since I’ve seen both sides of ‘the business’ so to speak.

Wait are you ‘in transit/route’ like at a layover or connecting flight? If so, you’re the airlines responsibility. They have to put you in a hotel and provide free travel but you basically have to demand it.

If you haven’t checked into your departing flight yet then you can disregard.

Agree with this, money comes and it goes regardless of economic status.

It sounds corny to most but some form of recognition goes a long way to people who take pride in their job, which it sounds like she does.

Get her a trophy 🏆 made if you sincerely feel she’s earned it. For all you know she’ll put it on her mantle or desk at home, something to look at, to reflect on. Those memories are hard to buy.

No. She’s never done it and She probably wouldn’t even agree with my comment or think there’s a market for it. I was literally answering as an unbiased observer as if I was giving my mom advice or something like that, purely based on the patterns of problems I hear about in my wife’s line of work.

My wife is a residential architect here, and as an ‘outside independent’ commentator/observer I’d recommend finding someone like her and paying for an hour or two of their time to ask a million questions and get the truth with no expectation on your side to use them and no expectation on their side to ‘not scare you off’.

The stories I hear on a daily basis are pretty crazy sometimes, especially concerning DCRA, historical districts codes vs regular DC codes, and stories of how unrealistic or irrational customers are.

Paying $100-$200 (idk what they’d charge or if this is even a thing) but paying that to make sure you even know the things you don’t know would have a huge ROI if you’re talking a $500k renovation, which is what it sounds like.
