Feb is typically the worst snow month, something about President’s Day snowstorms seems common. January and Feb are when it will be coldest. It’s not unusual to have the first snow the second week of December. I’m actually kind of surprised we haven’t had a dusting yet.

WSSC just finished a project on Brighton Dam. And they are anticipating starting a sediment removal project this spring. I don’t think they have specially said so, but they may be lowering water levels in the reservoir to facilitate that.

https://www.wsscwater.com/watershed talks about the sediment.

Some names that may help you research more: Tridelphia Reservoir, Brighton Dam, and they are managed by WSSC (Washington suburban sanitation commission, or close to that)

Edit - oh, Brighton is the other one. The water levels under 29 are T. Howard Duckett Dam and T. Howard Duckett Reservoir. But, it still would not be unheard of that a project in one reservoir is affecting the downstream one.

I moved to Columbia (from Pasadena) because it was a more bikeable community. But also, maybe people who love here will be encouraged to bike on close errands. I’m only one anecdote, but living in Wilde lake, I only bike to CVS and Whole Food. I’m heading to whatever you call the area by busboys and poets in a few minutes, and I want to bike, but rain.

It’s easy to sit in a safe, warm spot and find all the faults someone else made, to make yourself feel like it could never happen to you. Guarantee the person driving the van with the child didn’t think their child would die last night. Plus, the unrestrained part is second hand info at this point.

Do you have an HOA outside of rather CA? I think most townhome communities do. That’s the people to start with for community stuff.

When I was in a townhome community (not Columbia, but in MD), parking lot lines and open space in the community was the HOA. Even the mailbox, we (HOA) had to to buy a new cluster box when a car hit one.

For houses in the 60s & 70s, you’d mostly see it in 9x9 vinyl tile and the mastic (look for black) underneath it. The good news is as long as the tile and mastics are breaking up, turning into dust (“friable” is the term) then you can just encapsulated it (put something else on top).

You probably aren’t going to see asbestos insulation on pipes in this era home. You might see asbestos in siding, I don’t know if it’s common in Columbia, but we had it on a house in Havre de Grace. Again, as long as it’s not crumbling, encapsulating it with vinyl is generally considered ok.

Sometimes it can be found in popcorn ceiling. I haven’t heard of it locally, but it can be a problem.

But, you home inspector will point out anything questionable. You can have it tested if you are worried.

We used Beth at Unleashed Joy for our reactive dog. It was a good course. Is our dog cured? No. Is it the owners slacking in consistency? Yes.

She did use a parking lot on Twin Knolls, so super convenient. I understand she is with a trading facility now, so it’s not in Columbia anymore. https://www.unleashedjoy.com/reactive-dog-class

I never imagined I could cut my Fios TV cord, but we did a year ago and don’t regret it. If you are not in an apartment, get a roof antenna, and you can get all the networks from Baltimore and DC. There was a website I used to pick the direction.

We do the Hulu Black Friday deal every year, changing the email addresses between me and my H every year. Been doing this for 4 years now. The Black Friday deal is 1 or 2 per month, but it does have commercials. After years on DVR (since TiVo) it’s annoying. But tolerable. Hulu has most shows a day later.

We also have Amazon prime, Netflix and HBOMax, the later on a free deal. We had a year of discovery+ from Fios internet.

75-90 minutes is almost always doable, albeit can be rushed, at BWI. I always sob when I’m coming home at airports where 2-3 hours can feel like it’s no enough (glares at DEN and SEA)
