Is it a month-to-month lease, if so they will only need to give notice of the increase. If it is for a term let's say 1 year, they will not be able to raise the rent during that period.

It does jive with rents going up, less supply more demand, also the effects of the pandemic are still lingering on the rental market. Clearly people are paying it, wether they are over extended is another story.

The number of people per house/unit is going down so more people are living by themselves.

The issue with the CT rental market is that it’s gonna cost you at $300 a square foot to build which puts you in the 2000-3000 dollar range. Lands expensive and towns don’t let you build.

If your comfortable with it, then do it. No reason to try and time the market. Keep in mind though, the price appreciation happened when rates were around 3% now there 6.5% +

Look up sold properties on a price per square foot basis. That’s the easiest way to get an idea of what the house is worth.

Unfortunately, GDP and the federal government budget are vastly different. The government brings in around 2-3 Trillion a year and spends about more or less. 750 Billion is about our military budget per year.

Everyone wants affordable housing, no one wants to build it. It doesn't make sense from a cost perspective. It costs at least 150k+ a unit to build/convert. That's being generous, depending on how the land is it can cost way more. Also, the amount of time it to get plans together, through zoning, surveys, utilities, traffic studies, etc takes a while. It simply costs too much and takes too much time today to build something cheap, especially in CT. Not sure what the solution is but the first thing you will need to tackle is cost.
