Absolutely correct.

You forgot to add that lying on 4473 is a felony, and that the feds love prosecuting anyone they catch doing that, so advising someone to omit their marijuana use when filling the 4473 is basically telling them to ask to be jailed.

They don't - they list at an asking price that got picked after a long discussion between them and their realtor, which accounts for what the timeline of the seller is, recent comparable sales, market trends, interest rate forecast, and a ton of other details which Zillow knows little about.

Zillow is fine for a quick ballpark number. Anything else, they are too much of a one size fits all answer to a very unique question - what is THIS house worth?

If they really could do that, they would make a huge fortune in real estate.

I would not pay much attention to Zillow - the only way to find out how much a house price should be is to put it on the market.

Anything else is an (more or less) educated guess.

Nothing, until you need to sell your house, and even then, you would only need to talk to them if you want to hire them for the job.

They earned that commission check when they closed the deal. No future obligations left.

I would suggest nobody takes this spectacularly incorrect opinion seriously.

There are not such loopholes in traffic laws - driving an unregistered vehicle will get you in trouble once a police officer notices that, regardless of what state the plates are from.

This is unfortunate, since the user had no way of knowing this was a violation, but it is highly unlikely that they will be able to contest that ban - as a private entity, Reddit can pretty much ban anyone and define the term "firearm" in ways that do not match the legal definition.

An unfortunate occurrence - thank you for sharing it so others are aware of Reddit's view on these matters.

I hope you are wrong on that - lots of legislators are pushing hard to legalize cannabis.

I would disagree with that - the state is currently losing on a lot of tax revenue by not legalizing cannabis.

That is not what I was suggestion - those would be the assumptions that would lead to pure guesswork as results.

I was talking about monitoring the actual results from states or towns that are using the specific voting methods that are discussed.

That's hard to prove without real life examples.

At the end of the day, one can use the one voter in those examples to stand in for a group of people that decides to vote a certain way and the math will hold.

And it would be tough to predict future voter behavior without actual results from real elections - can only speculate so much before one's assumptions become unrealistic.

The measure most likely to pass the house this year would allow private stores and tax it at the meals and rooms tax rate, so we would be able to buy it for less than in the neighboring states.

Of course, the trick is in getting it by the Senate and Governor.

The constitutional convention vote is required to happen every ten years, and will likely fail, since it failed by a mile last time and I know of nobody that is campaigning for or against it.

Even if it passed, any proposed changes would have to be approved by 2 thirds more of the New Hampshire voters.

On the other constitutional question, the Register of Probate constitutional question eliminates an elected office that no longer has any duties or powers - all those duties have been transferred to different state agencies.
