RPPs are generally not available to residents who live in buildings with 4 or more units. The '4' may be fungible, but there are limits somewhere.

To allow otherwise is to invite chaos.

As far as residential parking programs go, the one in DC is already quite generous. I just wish they'd enforce the damned thing. I'm looking at you, owners of cars from Virginia.

Did you factor in parking in one of the remote lots? Or, if we're considering expense, the daily parking fee?

WaPo did an Amazing Race thing downtown to airline counter at IAD and determined it was really close to a draw. The one variable would be traffic which is not really a factor on the toll road, but can be a hassle downtown.

File a claim in small claims court, and serve the landlord. Add legal expenses to your claim.

In the event something has happened to your landlord -- not likely bqut always possible -- this will put your claim (and award) into the queue of claims against his estate.

Also keep after the Tenant Advocate. They likely will recommend a similar approach, but it's nice to have them on your side

Since there is so much doubt and uncertainty here, I suggest a sit-down conference between buyer, seller, and agents. Your position is how do we close this deal: satisfaction of the tax bill, adjustment to the sale price, buyer credits, and so on.

Maybe there is seller remorse? That's not enough to get out of a deal. If there are tax problems, seller needs to provide documentation.

The goal of your conference is to reach an agreement to close, or cancel the deal.

Could you force the seller to honor the contract by assuming the tax lien, and then getting a credit for it? If the amount is in dispute then you can negotiate that. The +75K amount, plus the recent rehab, makes it seem that this might be a condo conversion fee, which can be pretty high. Outstanding property taxes don't get to 75K overnight.

Otherwise I would sue to break the purchase offer.

No it's not justified. The cyclist is acting like an asshole and has no respect for anyone, but pushing him over introduces a whole new set of issues, such a resultant serious injury to himself or others.

I'd complain to a park ranger -- it's NPS jurisdiction and they can deal with him.

It would seem that at the equator, on the equinox, the sun would indeed travel a line from due east to due west, directly overhead. Such a line would have no inclination and wouldn't be affected by Earth's tilt since the concepts of due east and due west are affected to the same degree.
