Tier 1: Greenwich, Darien, New Canaan, Westport. League of their own. There are also isolated areas of larger towns that fit in this elite group, namely Southport and Rowayton.
Tier 2: Fairfield, Wilton, Weston, Easton, Redding, Ridgefield, Woodbridge, Madison, Guilford, Glastonbury, Farmington, Essex, Avon, Simsbury, Roxbury, Washington, Bridgewater. These are towns that are rather well off uniformly, but have a level of access that Tier 1 doesn’t. Upper middle class can live comfortably in these towns.
Then you’ve got isolated areas of wealth in towns that are otherwise not super wealthy. Thinking Stonington Borough, Fenwick, Pine Orchard in Branford, bits of the Lyme’s, Prospect Hill New Haven, much of coastal Milford, coastal Mystic and Noank, Shippan in Stamford, etc.
BeachAdjacent t1_iy5sobg wrote
West Hartford, Avon, Simsbury, Lyme . . those are all "small m" millionaires. Whoever is answering with those towns doesn't truly understand the monumental wealth gap between working class / middle class / upper middle class, and the ultra-wealthy. A blue-collar worker living paycheck to paycheck has FAR more in common with a single-digit millionaire than that millionaire has in common with the Greenwich billionaire crowd.
Connecticut 's dangle - those 5 or 6 towns are among the highest concentrations on wealth on. the. planet. earth.
TriStateGirl t1_iy7rggf wrote
Is the dangle the tail near New York? While Greenwich and New Canaan are there, it's interesting to see the wealth gap in places like Stamford.

Greenwich/Old Greenwich; Darien; Westport.
biffNicholson t1_iy6h5rl wrote
Yep, apparently Darien is #1 if you go by median household income
Darien has a median household income of $232,523.
daveashaw t1_iy82dub wrote
Right. It wouldn't surprise me if the highest mean would be Greenwich because of all the hedge fund folks, but the median is a much more useful measure.
Few-Information7570 t1_iy675is wrote
I wouldn’t throw westport in there. Westport would be more second tier along with Weston. Then you would have tier 3 with ridgefield, wilton, and Fairfield.
mkiv808 t1_iy6zodx wrote
Westport has much more extreme wealth than Weston. The demographics may say Weston has a similar income, but that’s because it’s a smaller, more homogenous town. Westport is considerably more expensive and has far more homes in the 8 figure range.
Average single family sales price: $2.2M
https://www.williampitt.com/community-real-estate/fairfield-county/westport-ct/market-report
Weston: $881k
https://www.williampitt.com/community-real-estate/fairfield-county/weston-ct/market-report
Westport is also double the price per square foot. Not even close.
Few-Information7570 t1_iy75qxq wrote
I get your point. I guess I just assumed most of that 8 figure range is in certain enclaves of Westport.

West Hartford doesn't really belong on this list in my opinion. It does have some rich residents but the per capita income for the town is $54k. Greenwhich is at $98k, Darien is at $116k, and so on. It's more upper middle class yuppies in West Hartford than the ultrarich types you'll find in the southwest of the state.
Ok_Paper_1187 t1_iy60tg3 wrote
agreed west hartford has suffield wealth
MundaneLavishness716 t1_iy6i4yd wrote
98k wont buy the average car in Greenwich lol
JaKr8 t1_iy70cmv wrote
It's somewhat relative, Avon/ Glastonbury/Farmington/West Hartford are wealthy towns with respect to metro Hartford.
New Canaan/Darien/Wilton/Weston (etc) are wealthy WRT metro NYC. Which makes them the elite of the elite.
Most of these towns are great places to live, we have lived ourselves, and/or have relatives in all of them save Darien.
Few-Information7570 t1_iy670eu wrote
Stop trying to make west hartford on par with Gold Coast Fairfield county. Frankly west hartford is way more livable, human, and worthwhile.
ZestyItalian2 t1_iy68fbt wrote
Those other towns are also extremely livable, human, and worthwhile. That’s why everyone wants to live there. Drive around Westport and tell me it isn’t livable. You’ll sound insane.
Few-Information7570 t1_iy68yeu wrote
For one thing I don’t put westport on the same tier as Darien and Greenwich. I live in lower Weston and am very familiar with Westport. I find it has more shortcomings than positives where the people are concerned. Whereas in West Hartford, when visiting, I have found the people to be very normal and down to earth.
West Hartford is like any upper middle class suburb in any rich area in the country. Lower Fairfield county is a beast.
Frequent_Jelly_4138 t1_iy85i0u wrote
What’re you talking about? The median home price in Westport is over 2 mil. And that’s not because of expensive outliers. There’s hardly any houses for sale there under 1M and anything that is will be bought overnight, redeveloped, and listed for 2.2M
Few-Information7570 t1_iy86lw4 wrote
No I think the market is slowing. Anyway I’ve known westport for some thirty years. It has its cycles.
Frequent_Jelly_4138 t1_iy8960q wrote
Ok fair but that doesn’t mean that Westport isn’t in the upper echelon of the state, certainly shouldn’t be lumped in with Weston and Wilton where homes are available for less that 7 figures
Few-Information7570 t1_iy8d6sg wrote
This is an odd conversation ( a bit vomitous even). There are homes available in Westport for under 7

West Hartford and the Farmington valley towns are so desperate to be on par with FFC…lol. It’s like the people who move to Madison from Clinton or Waterford. They think they’ve made it. This is coming from a Madison resident who knows that Madison, West Hartford, etc aren’t on the same level as the $$$ FFC towns

I know, I just enjoy meeting someone from Rowayton and talking to them about how they live in Norwalk. For those not in the area, it’s a really nice coastal area of Norwalk bordering Darien. The people there don’t tend to like it being pointed out that they’re from Norwalk.

There’s nothing like the money in Greenwich, and to a slightly lesser degree, Darien and New Canaan. The wealth is almost sickening…
But those millionaires are smart, and many, especially the other hedge funders, have been leaving the state, mostly for Florida. Doesn’t bode well for our future tax base.

It’s the estate taxes. They have always done that. You know the adage is “Don’t die in Connecticut.
On top of that, our probate courts are still creepy, even after many reforms. They operate off the record, most of the time. The lawyers stuff their bills like it’s a Thanksgiving turkey and the judges just love that. No one wants to depend on CT probate courts, especially if you’re rich. And casual ex parte communications is shockingly common. I hate the CT probate system. I’d take NY probate over Ct any day- more professional
Screw them for dodging estate taxes, especially since they raised the cap, but the rest of it, rich or poor, probate practice in CT is corrupt.
