In general I agree but on a large scale, the areas that need the most shade also have the least amount of water.

Trees consume an incredible amount of water and that's a big deal in these places where the large shade trees don't grow naturally.

1/3 is pretty terrible.

How many excess heat deaths do air conditioners prevent?

Wouldn't a focus on renewable energy for air conditioning be more efficient and save more lives?

Admittedly air conditioning is worthless to the homeless population whereas trees benefit them. But that's another problem I think we need to actually address, getting people homes.

Edit:

it actually looks like air conditioning has barely superior performance when it comes to preventing heat deaths (35% rather than 33%) but this global figure is mostly caused by people not having access to air conditioning:

> This pattern holds true globally. A major 2021 research report in the Lancet estimated that, globally, access to air conditioning averted 195,000 heat-related deaths among people ages 65 and older in 2019

> The authors estimate that 1.7 million deaths globally in 2019 were linked to extreme heat or cold. Of those, 356,000 deaths were due to heat...

Where can you store the car, is it in a private garage or is it on the street?

If it's in a private garage, in many states you can file an Affidavit of Non-Use with the DMV, so you do not have to maintain registration and insurance on the vehicle. Then you can contact the insurance company and cancel the insurance policy. Leave the loan payment on AutoPay, and you're good to go.

As someone who doesn't understand podcasts, could I interest you in a holiday meal with my family?

We have a ton of elderly folk and they will all be thrilled to tell you about all of their recent medical procedures. Colonoscopies are the tip of the iceberg!

I should tell them to start a podcast, apparently this is good material

You have no legal grounds to dispute the monthly HOA dues regardless of other ongoing disputes. Do NOT subtract the amount from your monthly payment or your account will become delinquent and eventually sent to collections, where they could eventually foreclose on your home.

Unfortunately, in most cases, your HOA is a couple levels removed from the payment processor. Your HOA is required by law to have a licensed manager, so they outsource that to HOA management companies who employ these licensed managers.

Your HOA is most likely small and has no leverage with these HOA management companies. These companies exist solely to leech off HOA-related fees in exactly this fashion. They won't be changing their business model due to your complaint.

Now, you obviously have ways to avoid the fee such as paper checks and other inconveniences.

You might be able to recover past funds via small claims court with evidence of the inaccurate website.

But if you want to actually eliminate it, your only option is going to be to:

  • Find another management company that does not charge the fee (these fees are pretty common in this industry though)
  • Get other homeowners on your side and try to fire this current management company

All costs of doing business are passed on to the customer, that's where the business gets their money from

You are actually arguing for less visibility because you just want them to increase the cost of the item so you don't know how much of it goes to the ripoff payment processor.

I like it a lot and can't wait for more! I rank it behind Lower Decks and Strange New Worlds but it is really good. I feel spoiled right now with so many ongoing Trek shows.

The Prodigy episode involving time dilation on a large ship was an amazing episode of Trek, period.

The episode that was a tribute to The Original Series was unbelievably hilarious, I was dying!

In general I am loving Kate Mulgrew in dual roles as Janeway, she's wonderful.

However, sometimes it is too much of a kids' show trying to be an adult show and it does bother me. I want them to focus on "monster of the week" episodes and forget about their larger plot. The entire overarching plot is a simple "lack of communication" trope. It's terribly written and only children would not see through it. It's just not believable at all. They are a handful of ragtag children, can we please not make this a "fate of Starfleet" situation? It doesn't fit.

I don't think they were saying the employer match helps with hitting the limit.

Just that at six figures of income, you should ideally be able to afford $22.5k into the 401k plus $6.5k into the IRA

That is a pretty high savings rate for most people, though. Possible but a stretch for many.

Honestly then they are right you might not like the final season

I totally feel what you mean, but Atlanta just isn't like other shows

Those episodes that don't fit, some of them are genius. The Goofy Movie episode is one of those.

But your characters aren't even in it.

This is Donald Glover truly getting the freedom to do his thing, and he does it well. But he doesn't conform to the expected mold of a sitcom story arc.
