MSK is broke and laying people off. The state taxpayers will end up paying for this and there are much better, more efficient hospitals the state should suppport first.

That's not how that program worked. It gave homeless people up to $1000 to pay towards an apartment lease for up to 2 years. Any landlord that accepted that voucher knew it would be gone in 24 months anyway. And it wasn't a voucher for any apartment. They had to sign up individual apartments for the Advantage program. So in a building you would have normal apartments and voucher apartments. Its not like Section 8 which will pay for any apartment up to code.

True. But it's the same with public housing section 9. Even a market rate tenant can lose a job and not be able to pay rent during the term of a lease. With section 8 (assuming your apartment meets the HUD criteria) you'll at least get 70% of the rent every month

there are tons of ways to extract value from a company that aren't via equity. the regulations for non profits are almost non-existent. some states have their own related to excessive compensation. But generally its a free for all.

no it can't. you can only lose your section 8 voucher for specific reasons. It's not like...oh sorry, your voucher wasn't appropriated this year. Once you are in the program, you are in. Thats why the waiting list for vouchers is years long.

because vouchers can only be sent to landlords if the building is up to code. if they take the voucher they will eventually get inspected and be asked to repair their buildings before getting another payment (and the tenant has a lease.) They would rather get someone who will pay the whole amount upfront each month regardless of the condition of the building.

New York State hospitals by law are non profits. NY Presbyterian has a $6 billion endowment.
Non profit doesn't mean "can't earn profit" it means it doesn't have shareholders. The company itself can hold as much as it wants.

I once got a giant roach stuck inside a tomato slice of a salad. I complained and they told me I made it up for money. I complained to DOH and they did an inspection that landed the place in temporary shut down. They re-opened but never recovered and the place closed like 3 months later.
Never eat at a place with a C rating though. Gross. This place should be shut down too.

She didn't "start" in a specific Republican district. It's not just Douglaston-Bayside. The plan rezones around commuter rail access. Because high density zoning makes logical sense where there is public transit access.

MSK is a disaster. Its wildly mismanaged. Its become an industry punching bag for good reason. They have become one of the worst actors in the state health care system. They've been plagued by scandal since just prior to the pandemic when their C suite execs got caught taking payoffs from drug companies and trial sponsors without any type of disclosure. They sold their tissue databank to a proprietary start up artificial intelligence company that happened to have a CEO on the board of the hospital. This was after they went all in with an IBM that heavily overpromised and underdelivered on AI led analysis which led to a ton of mistakes on patient diagnostics. The CMO resigned and the CEO resigned from the boards it turned out he was conflicted on. Then after the pandemic hit the CEO also resigned from MSK. They only begrudingly took COVID patients during the pandemic but still got $100 million in pandemic aid. If they treated 500 patients by then I'd be shocked. And they had no qualms about it either, which Mediciad patients were crowded 5, 6, 7 to a nurse in the public hospital ICUs.
This "hospital" routinely gets caught overbilling the state for uncompensated care, at the same time they have the lower percentage of Medicaid patient of any hospital in the city. And their actual outcomes are slightly worse than the state owned public cancer hospital Roswell Park Cancer Center in Buffalo.
If their board decides what they really need right now after years of losses is a brand new shiny east side skyscraper...that's fine they can go borrow money and build it. The taxpayers shouldn't put a dime into or backing their debt because on their own they would be in complete junk bond status.
