The whole thing is kind of disgusting. HALF the kids in JC public schools are living in poverty, people are buried under obscene property taxes, and we are building a fancy-schmancy new-money art gallery to show off and Fulop and his cronies are running around Paris? Jesus, when is this city going to start addressing the real problems?

Great area, very bad for pedestrians....people drive like total lunatics. Lock your doors, don't walk home alone at 4 a.m. and you'll be just fine. Just FYI: the homes in that area sell for millions of dollars. It's not on the way up, it IS up.

Second the Silverman buildings. They build their places like fortresses. I lived in a building with 98 other tenants and never heard a PEEP from neighbors. There is no such thing as soundproofing, but the Silvermans get as close as possible (and the buildings are soooo clean and well cared for, too).

More people move in the spring/summer. Grad school & undergrads let out and people come here for jobs, teachers move in the summer usually due to scheduling and new jobs, and families move in the summer due to not wanting to pull kids out of a district during the year. So, yes, the prices will go up and yes the demand will be much, much higher.

I love that place...it's SO pretty and affordable and parking and...well it seem like heaven. That's until you dig deeper into the age of the buildings, the damage from Sandy, the possibility of it happening again, the proximity to the angry Hudson River in the wrath of Mother Nature who hates us (and for good reason). The flood insurance will only go up and up, the buildings take a huge beating from the waterfront location and the apartments are mostly pretty old and need updating. I'd rent there for sure, but purchase? Money pit for sure.

Newport Mall, the lot on the Hamilton Park side is called Denison Parking. If you can show/prove HP residency you can park there for cheap. When you first call they tell you some huge number, like $400/month, to park there, but you have to dig in and tell them you live in HP and need the lower rate. You have to have a signed lease or an electric bill I think.
