This isn't the great depression . Over 90% of these individuals are mental ill cases incapable of following rules. They overwhelmingly refuse to stay in shelters bc they can't shoot drugs or drink there. Neither can they bring their shopping carts & other stuff they hoarde. Nothing is more upsetting than returning to "your spot" to find everything has been cleared of another homeless person went thru "your stuff" while you were in shelter.
Insane asylums were closed based on the theory we could trust the mentally I'll to stick to the medicine regimen. Most don't.

Newark does not have the housing stock that attracts people to bump out current residence. Newark is a city of wooden tenements just like Boston. It is not a city like New York and Philly where you have blocks and miles of uniform brick and Brownstone Rowhouses. The development in Newark is taking place where vacant and parking lots currently sit. Once you get 100% buildout in downtown, and that won't happen for years, then you'll see gentrification into the lower income surrounding neighborhoods. That's at least 20 years away.

The people crying about justification are the same people who laughed and mocked the idea of people building in Newark because "it was such a dump". When the Bayonne boxes first came up they laughed and said "they'd get burnt down soon by the locals, who in their right mind would build in Newark?"
The same people who said I want to get out of Newark are now crying about getting pushed out of Newark. I called these people "the ghetto Lobby". A group of confused miserable citizens that are spiteful and jealous of everyone else who is better off.

Somebody who appreciates architecture and has the money. Just the fact a home sell for 1 million in Forest Hill instantly bumps up the value of surrounding properties from the positive vibe. That wasn't some average home it was a mansion from the early 20th century with unique architecture. It's the kind of home you'd find in Millburn or Lywellyn Park

I'm sure it will. But look how long it took for them to get the Center Street Tower built. Not to be fair it was the first residential high-rise in downtown Newark in decades and Banks refused to fully Finance unless they scale it down. The confidence in Newark wasn't there . Which is a shame. It was originally meant to be 40 stories & then 3rd tallest residential tower in NJ. I think the JC Trump Towers had tallest in NJ title back then. Now 99 Hudson in JC has it and at 70 stories, probably permanently. But on the bright side, Newark it's now improving market for high-rises and it will probably take off as well. Even if it gets a third of JC's high-rises it will still be a powerful addition to Skyline because you're already has a distinctive Skyline. JC has a lot of high-rises but it doesn't have a foundation of low rise Towers or mini skyscrapers the way New York City has between Midtown and downtown. Newark's Skyline is for the most part mini skyscrapers, except for 1180, National Newark & Essex(Helmsley),PSEG,770 McCarter & white Prudential tower. Therefore, just 10 tall skyscrapers like the ark and Halo will create a dynamic Skyline. Well bugs me about the njpac plan as they seem to be thinking small. They claim they're not building it themselves. But are offering a guiding vision. In other words they're advertising the area based on its development potential as in arts Village, but they want to dictate what gets built there. And I don't like what I see. Seem to want the NJPAC not to be overshadowed by large skyscrapers. Everything is low rise with a Max of 20 stories and the little townhouse Village segment is a complete waste of Real Estate for that location.

You can try Roseville, especially upper Roseville and the Silver Lake areas along Bloomfield Avenue. The #11 & GoBus bus will take you down to Seton Hall law law school. You can try the Woodside area (aka "N. Newark"). That's Newark north of 2nd Avenue. You have neighborhoods like Forest Hill, North Broadway how long the number 13 Broadway(Washington Ave in Belleville) & #27 Mt Prospect (Union Ave in Belleville) bus routes. If your street smart or are not worried about living in a inner city area, then you have the Lower Broadway /BranchBrook/ Mount Pleasant neighborhoods. There's University Heights along Bus #24 Central Avenue . Ranching those older neighborhoods front of thousand and change Maybe 2K at the most. I'm talking about the traditional row houses and older homes. Does lovely construction the area but those new apartments usually fetch at least 2K a month. You've got scattered pockets of gentrification. There's also upper Vailsburg / Ivy Hill. And the old Clinton Township section of Newark featuring Clinton Hill and Weequahic.
Newark is not the dangerous city it was years ago and even back then it was not as bad as National Media made it seem. You are you are most likely to find trouble if you look for it. Just use common sense if you see a block that looks like a war zone, don't walk that block. Funny thing is two blocks later it looks nice and rehabilitated. The city is growing rapidly and some areas are being developed faster than others. The city leapfrogged from 280,000 (2010 USCensus) to 311,540 as of 2020 US Census. It's all time high was 455,640 in 1950. But even that was an undercount. More like 500k or just shy.
Welcome to Newark, America's third oldest major city. You might find Newark housing density a shock compared to Charlotte which is more an "LA type" of city with a downtown core of skyscrapers & commercial-retail surrounded by single family homes. LOL.
Newark has more in common with Boston in which the row houses are actually double or triplex type of homes. Not the true row house. But you do see classic Rohouses alongside locations within the city, especially along James Street. Like boston, newark's housing stock is mostly "missing middle housing" types. A mixture of six-family / two families/multiplex/ single family and of course, the majority housing type the wooden tenement.
Don't give up. There are many families with the extra room apt in the Attic they're willing to rent if you don't mind simple amenities. Many of the newer homes have a small Studio apartment tuck behind the garages.
Also finally, if you don't mind Heights look into Colonnade, Pavilion, Hallmark and many of the high-rises in downtown Newark.

I always frown when I see montclair, Bloomfield trying to look like Newark ,when for decades they have rejected annexation into Newark, because they didn't want to become dense like Newark.
When Newark hemorrhaged residents, these towns mocked it & marketed themselves as non urban alternatives (if the right complexion!). Now that Newark is growing again they want to usurp it's development.
But look how they interestingly ignore Irvington Center. That's because Irvington has no train station. That proves the developments are not for us minorities regardless of whether we are uppity or not. It's all meant for the New Yorkers that want to come West.

People with enough income rent is the least of their issues will pay for any convenience. They'll pay just the living new building. Don't pay for the Skyline View. They'll pay for the amenities. Somebody will always be willing to pay the price because they'll like it. We need these individuals in Newark. Newark prospered in the past Century because business people not only made their business in the city, but they also lived in the city.

Okay, after being article is clear this is just a bid to sell the land. The article States the buyer will have at least "two buildings to make income from while they seek approvals" (for whatever they want -my words).
It's just like the njpac Redevelopment. They're not building anything. Just advertising what's already possible under current zoning & offering a "guiding vision".

I was immediately disappointed included the cool looking Factory building with the gym for demolition. Until I realized the rendering is just something like a stock image. A concept. The renderings background isn't Newark at all. So it's just an idea. Hopefully as details emerge the project will spare the corner Factory building and wrap around it the way many buildings do in New York City. Maybe the factory can be incorporated into the design as well. That said, it's great to see high-rises moving south of Kinney Street. Hopefully It doesn't get killed or scaled down by extremist neighborhood nimbys & the small- thinking Newark Preservation Committee.

I hate it when the city or Township knocks down perfectly healthy trees over utilities that 90% of the time completely missed the pipes. Here in Belleville they cut down every single tree on little Street. One of them had to be at least 200 years old beautiful classic upright broccoli shaped tree. Every tree, little and big was cut and grinded into chips. Why? They cut a trench down the middle of little Street to put down some pipes! And refurbished the sewer holes. Take it as an opportunity to plant a nice fast growing tree you might like.

I used to be excited about the Harrison redevelopments until it became clear to me they're all the same. It is nothing like the renderings depicted which was a community of diverse buildings movie theaters restaurants and every street lined with retail. Instead, the buildings built adjacent to Red Bull Arena are nothing but bland reproductions of one monolith after another. Sure, the frontage facing 4th Avenue / Rogers Boulevard have a few stores, but the side streets is a bland reproduction of doors and short steps. I can't believe Harrison allowed them to completely ignore the arena staring them right in the face . You would think those developments will have all kinds of stores and Retail facing the arena . I think it's just a lost opportunity . But there's still two large vacant blocks. little interior island park that was meant to be surrounded by retail it's just surrounded by private doors and the little streets around the little island park leading to Cape May has been blocked off for 3 years now with no explanation whatsoever.

And the NLR Norfolk Street City Subway station is right in the middle. You also have the Biolab building. Who knows? Maybe some young scientists & researchers will move into the new development.

The kS website has been updated and now includes more details about the next Tower KS teased about months ago. It will be located on the intersection of Central Avenue and Norfolk Street. ( Clifton Ave North of I280) Unlike the 50 Sussex Avenue Tower which is 15 stories and 203 units, this one calls for 250 units on a similar footprint. So we're looking at at least 15 stories. Again, it's a similar footprint but it's a larger area, so it could be 20 stories with a narrow base or 15 stories tops but a wider base. How tall It ultimately gets depends on whether or not they expand into the area occupied by the homeless Village containers. One thing is sure. The smaller the footprint, the taller it'll be. This could be 18 stories maybe even 20. After all, it's 250 units.

Banks don't lend money developers based on how much they're going to charge for rent. They lend based on How likely they are to make a return profit & potential risk on the money they loan to developer.
Tax abatements and pilot programs lower the risk to Banks, allowing them to lend more easily in areas they consider high risk and traditionally redlined.

A major Housing Development was built in the vicinity of Watssessing ave station right along the footprint where the orange Branch used to cross over the m&e. Njt should extend the Newark light rail another three blocks west and building a station platform for these residents. As well as allow for future extension Westward toward West Orange.

It can easily serve the residents of Weequahic and Dayton. It'll most likely serve weequahic as a park and ride if redevelopment takes place around the station.
