It's not a lease that the city can decide whether to renew or not. It's an operating permit so even if not renewed the city needs to eminent domain the arena to tear it down.

A big question is whether this smaller redevelopment plan also creates new dead end platforms for NJ transit that would make future through running more expensive to implement?
Now that Vornado no longer wants to redevelop the area everyone might be ready to admit that NJ transit doesn't need 6 new platforms south of the existing station. That was just an excuse to demolish the block south of the station and give it to Vornado.

Redeveloping any thing above the platforms is basically Oculus part 2.
It will be called a transit project but have nothing to do with operating trains. Instead the funding will go towards creating a fancy mall above the platforms.
This plan might actual be better than the $7 billion one the Governor and Mayor were pushing for because this would create a smaller fancy mall so it should be cheaper. Cost hasn't been announced yet though

The real reason for the location is the Port Authority owns the land and used post 9/11 support to build a very expensive underground mall under the guise of rebuilding a PATH station that was destroyed on 9/11.

$7 billion to $10 billion was the cost of the plan that would involve removing all of MSG and also tearing down and redeveloping the whole area around the station. The developer, Vornado, that would redevelop around the station is backing out of that plan because the demand for office space is lower post-pandemic.
This image is from a new proposal that just removes the theater. They haven't announced the cost of this plan yet.

With the headways on some routes if you miss your train off peak it can be an hour or more until the next one.

Penn Station has a lounge for Amtrak customers not for NJ Transit and LIRR riders.

Reputable companies vs not reputable companies.
When Samsung did put out a phone model that had these kind of problems they had to do a product recall and replace them because otherwise Samsung's reputation would have continued to sink and less and less people would have bought their phones.
Of the things you listed the vapes would be the biggest concern to me but at least those would be smaller batteries than what we're talking about with e-bikes and scooters.

Here we are in a post about people choosing to drive and park in the center of the street for a location within walking distance to both the path and the lightrail and you're saying the cause is lack of public transit. Both of those transit systems that can easily get people to this Church have stations that are park and ride focused.
The reality is these people had transit options and just chose to drive instead. The reality is most of downtown is accessible by transit. Driving through downtown is a choice. JerseyCityGeordie just wants that choice to reflect the cost of the land it requires. Especially since not everyone can afford a car so why should they be subsidizing the cost of parking for other people?
If some people parked in the middle of the road by Union Square in the city would you say "Well maybe their trip didn't originate directly next to a subway stop so the blame is on the public transit system?" Or would you at least agree that would be a crazy thing to say? This isn't that far off from that heighten example. This is a location that people can get to without cars.

If the church/funeral director is telling them to park like this it's because he or she knows the cars won't be ticketed.
The issue here is a failure to enforce basic laws.
Does this church have a relationship with the police force or within the city government?

But if the alternative is parking cars in the center of a street, blocking all traffic, and then leaving the cars there for an extended period of time then yes people should be taking public transit to a place within walking distance to both the path and the lightrail.

To be clear this issue happened here That's a 7 minute walk to a lightrail stop and a 6 minute walk to a path stop. It'd be pretty silly to try to say anyone needed to drive to this location unless they were the ones transporting the coffin. People getting to this location can always drive to a lightrail or path stop that does have a ton of parking like the LSP light rail stop or the Harrison path stop.
Of course parking in actual spots in lots by those stations is going to cost more than just leaving cars in the center of the street for free.

I will never get over the decision to not pay hard ball with Dolan a decade ago and force him to move right across 8th ave then.
Instead Dolan renovated MSG in its current location directly atop all of the train platforms for the cost it took to build Barclays and then $1.6 billion was spent to build Moynihan in the space across 8th ave where it can't access all the platforms and can only access the end of the platforms it does connect to.

Looking at the excess deaths for just 2020 and the total covid death count it would not shock me if the covid death counts were actually under counted.

Just in 2020 alone:
It's possible that the official covid count is actually an under count as any people that died without being tested for covid are kept out of it even if they did have covid.

Although go into the posts about the IBX on r/r/nycrail if you want to see all the arguments about what the definition of light rail is. It's not a scientific term so it doesn't actually have a specific definition in that regard and legally the definition is just that the train cars look like trams:
